Flooring Choices for Island Homes and Condos
Flooring covers more of your home than any other finish, and it sets the tone for everything placed on top of it. On a high-end remodel, the right floor makes a residence feel unified, calm and well built; the wrong one, or the right one poorly installed, undermines even beautiful cabinetry and lighting. CMR Construction Group installs flooring and tile as part of full interior renovations, and this is how we help clients choose and execute well.
Matching the Material to How the Home Lives
Start with how the space is used. A family home with children and pets has different priorities from a seasonal residence used mostly for entertaining. Barefoot comfort, cleaning routines and the look you want all point toward a different answer. We bring large samples into your actual rooms, because a material that looks perfect under showroom lights can read very differently next to your cabinetry, your wall color and the daylight coming through your windows.
The main premium options, in brief:
- Large-format porcelain offers a clean, consistent surface, very low maintenance and convincing stone or concrete looks with fewer grout lines.
- Natural stone such as marble, limestone or travertine brings real depth and variation, and asks for careful selection, sealing and ongoing care.
- Engineered wood adds warmth and a softer feel underfoot, which many owners prefer in bedrooms and living areas.
For many clients choosing luxury flooring, the answer is one primary material running through the main living areas, with a complementary choice in bathrooms. In condominiums, your building may also set requirements for sound underlayment beneath hard flooring, and we confirm those before anything is ordered so the selection works on paper and in practice.
Large-Format Tile, Stone and the Craft of Flat Floors
Large tiles and slabs look effortless when finished, but they are unforgiving to install. A slight dip in the slab that would vanish under small tiles shows up as uneven edges, known as lippage, under a large-format floor. That is why preparation takes real time on our projects.
After the old flooring comes up, we assess the substrate, address cracks and grind or level where needed. Underlayments and membranes are selected for the material and the conditions. Then comes layout: we plan where the first line goes, how the pattern aligns with walls, windows and cabinetry, and where cuts will fall so none end up as thin slivers at a doorway.
Natural stone adds another step. We review slabs or lots before installation, blending pieces so veining and color move naturally across the room instead of clustering. Engineered wood needs acclimation and attention to expansion gaps at walls and transitions, which are later hidden neatly beneath baseboards and trim.
None of this is visible in a photograph, but you feel it underfoot every day. A flat, well-laid floor makes furniture sit properly, doors swing cleanly and the whole room look composed.
Continuity, Transitions and Thresholds
The best flooring decisions are made at the scale of the whole home, not one room at a time. Running a single material through the entry, living, dining and kitchen areas makes the space read larger and more coherent. Where materials must change, we plan where and how: under a door, at a clear architectural break, or with a slim, purpose-made profile instead of a clumsy reducer.
Heights matter. When new flooring is thicker than the old, doors may need trimming, cabinet toe kicks may need adjustment and terrace thresholds need careful detailing. We check these during planning so nothing is discovered with the installer on site. Ordering a little extra material for future repairs is also worth planning now.
Sequencing protects the investment. Flooring typically goes in after the messiest work is complete and before final trim, paint touch-ups and appliance delivery. Once installed, finished floors are covered and protected while remaining trades move through, and baseboards are fitted to the new surface for a crisp edge.
Throughout, our team keeps you informed about selections, delivery and progress, so the floor arrives, goes down and gets protected in the right order. If you are weighing flooring options for your residence, we would be glad to help you choose.
